There is a extra person charge of $15, per day for rooms at The Inn and the Hobbit House for more than two guests, including all children over 5 years of age. At the Conway and Bungalow houses children under age of 5 sleeping with their parents are free; all other children are considered additional guests and charged as such. There is a $ 10 per person, over 12 years of age, per day fee for additional people at tub sites for more than 2 guests at tubs 1,2,3,11, & 12 and the same fee for more than 3 people at tubs 4,5,6,7,8,9, & 10. While we don't currently charge for additional children at tub sites younger than 12 years old, all children count towards site occupancy limits. Also we ask that parents must maintain full control of their children at all times.

All rentals are non-smoking, except you may smoke outdoors away from windows, doors, and tubs at houses and in the smoking lounge at the Inn.

Credit Cards: American Express, Master Card, Discover, Visa. Sorry, no cash accepted. Reservations with declined cards will be forfeited.

Deposits: There is a 25% non refundable deposit for all reservations with more than two rooms, three or more tubsites or two or more houses. Additionally, there is a 25% non refundable deposit for all rentals over three days. The deposit will be charged upon making a reservation.

Cancellation Policy: Strict 7 day (by 3 pm seven days prior to arrival), for all houses and 3 day(by 3pm three days prior to arrival) for all tubs and Inn rooms, you will be charged full price. If you cancel after 3 pm (local time) 7 days prior to your house reservation arrival or 3 days prior to your tub site or room reservation arrival, or you do not show up, you will be charged the full price of your entire reservation. SORRY, NO EXCEPTIONS. Also, a $20.00 dollar cancellation fee will be charged for all cancellations and reservation changes, regardless of reason when the cancellation is made prior to 7 days of house arrival or 3 days of tub site or room arrival. Your credit card will be charged two days before your arrival. A valid credit card is required and if your credit card number has changed you must notify us two days prior to your arrival. If your credit card is declined, your reservation will be forfeited.

We have self serve contactless check-in. Unfortunately, due to limited staffing we can not offer early check-in or late check-out.
Due to the recent lack of respect to our checkout time, we are going to be firmer about enforcing our stated policies. Checkout time is 11 am. No exceptions. In order to prepare the site for the next guest/s, 11 am is the checkout time and the end of your stay. If you stay past the checkout time, you will be assessed a late departure fee of $100 and your tub will be promptly drained.

No pets are allowed at the Hobbit House, Hacienda House or Room 3 at the Inn. A maximum of two well behaved pets are allowed at Conway House, Bungalow, Inn (except room 3),and tub sites. If you have more than two pets, a $250.00 charge will be accessed and you will be asked to leave. Furthermore, only one well behaved pet is allowed at the Miner's cabin and the same fee will be accessed if that is exceeded. Pets must be on leash. If your pet loves to get on furniture, we supply sheets to place over the furniture. If there is hair on furniture a fifty dollar cleaning fee will be accessed. Owners are responsible for any additional damages to facilities.

Please be advised that this property is located in a rural environment where insects, rodents, and wild animals live. It is your responsibility to come prepared to deal with these elements. We strive to limit your exposure while promoting a healthy natural and human environment so you may encounter a few of these critters.

Lawn Care Service is scheduled for Wednesdays from 11 am to 3 pm. Please be advised that there may be some short-term noise during this time.

There is absolutely no music allowed at any facilities at any time. Generator hours are strictly enforced. The hours are 8 am to 10 am and 5pm to 7pm.
